INTERIOR DESCRIPTION
The entrance opens into a spacious open-plan living and kitchen area characterised by natural light and contemporary finishes. The kitchen is fully equipped with fridge/freezer, oven, dishwasher, kettle and all essential cooking tools. The adjacent covered veranda is ideal for outdoor dining or relaxing in the evening. The sleeping area includes three bedroom suites, each with a private en-suite bathroom with shower. Two bedrooms feature double beds, while the third offers two single beds. Every room is equipped with air conditioning and large wardrobe space. The washing machine is located inside the property, as per the original layout.
OUTDOOR SPACES

The private, fully fenced garden surrounds the house and is accessible through an electric gate. Two private parking spaces are available inside the property. A dedicated outdoor area features a built-in stone barbecue, perfect for alfresco meals throughout the day. Additional outdoor corners and the internal courtyard create pleasant open-air living spaces.

Domus Tilibbas is located in a residential area close to Olbia’s historic centre. Nearby you’ll find local trattorias such as “Trattoria da Sara”, and numerous services along Viale Aldo Moro including supermarkets, restaurants, bars, pharmacies and laundries. Every Saturday morning, the neighbourhood hosts a popular local market offering Sardinian products and fresh specialties. The city’s main public park, with jogging paths, water features, cycling tracks and tennis courts, is just a short distance away. The Pittulongu beach can be reached in about 10 minutes by car.

PAYMENTS & SECURITY DEPOSIT
A security deposit is required upon arrival and will be pre-authorised on the guest’s credit card (the card must be physically present and in the guest’s name). The deposit will be automatically released after check-out. Processing times depend on the guest's bank. In case of damages or rule violations, a partial or full deduction may apply.
FINAL CLEANING & ESSENTIAL SERVICES
Final cleaning and the initial set of bed linen and towels are provided by specialised external companies and charged separately. Extra sets are available on request.

To be paid in cash upon arrival, according to local regulations.
BOOKING DETAILS
All Klodge accommodations are private properties rented under the regulations of tourist lease agreements (Law 431/98 and art. 21bis L.R. 16/17 – Sardinia Region). As private homes, features may vary and minor imperfections may be present without affecting functionality. Klodge is a licensed real-estate intermediary specialised in short-term tourist rentals.
ONLINE CHECK-IN & CONTRACT
Guests must complete the online check-in, uploading IDs and selfies for all travellers. Data is handled in compliance with the GDPR regulation. A tourist lease contract must be signed. The official contract is in Italian; an English courtesy copy is provided before arrival.
KEY COLLECTION

Keys and documents are handed over at the Klodge Reception – Via Pescara 11, Olbia, a few minutes from Olbia Costa Smeralda Airport.
WASTE MANAGEMENT
The municipality operates a door-to-door recycling system. Guests must follow the schedule and dispose of all waste correctly before departure.

Villa Bados 8 features approximately 120 sqm of living space designed for comfort and functionality. The covered veranda, furnished for outdoor meals, leads to an airy living room equipped with a dining table and TV corner. The separate kitchen includes a gas stove, oven, fridge-freezer and washing machine. The sleeping area includes a double bedroom with en-suite bathroom (shower), a twin bedroom with two single beds, and an additional double bedroom. A second bathroom, located along the hallway, is equipped with a shower, sink and toilet. Thanks to the villa’s proximity to the sea, a pleasant marine breeze keeps the interior naturally ventilated.

The villa is surrounded by a Mediterranean garden partially shared with a second unit. The east-facing veranda is ideal for relaxing outdoors at any time of day, while the private courtyard offers two reserved parking spaces.

The N4 bus stop, directly in front of the property, connects Bados with Olbia’s historic center and nearby beaches with frequent departures. Several beachfront kiosks offer pleasant evening options to enjoy local dishes and drinks. Within a short drive you can reach Pittulongu, Mare e Rocce, Bados, Cala Banana and the beaches near Golfo Aranci.
